I have a playlist and I’d like to mix tracks (cut before the end of a track and start another track with a fade). Is it possible to do this? Do I need to buy an application compatible with Roon?

You can set a crossfade..
But if you want the tracks to be properly beat matched then you’ll need to use something other than Roon, take a look at Rekordbox, Serato, Traktor or VirtualDJ.
If it’s just for the one party they’re a bunch of cheap and cheerful DJ apps out there on the App Store which are probably a lot less hassle than learning how to use any of the above, but no idea what is currently any good.
Maybe others could make a good recommendation for something low-cost / easy to use?
Note: While some of the above packages will integrate with online streaming services, you probably want to use local FLAC files if at all possible. The simplest route if you have them in Roon is probably to make a couple of playlists and then export them along with the music files ready for re-import.
